We really enjoyed staying in this hotel which we found attractive with good size well furnished room. Very comfortable beds and bathroom a good size without the awful noise of an extractor fan which we often experience in other hotels. The staff were very helpful and met our request for a change of double room to twin without hesitation. Breakfasts were excellent with great variety and well presented. Location was perfect for walking to most of the places of interest and good bus service for further afield visits. Situated in a fairly quiet street, just off Nicholson street, which is very busy, made for peaceful sleep. We found the Castle interesting and loved the views from there. The Royal yacht Britannia was a treat and the City Museum in Chamber Street wonderful. Would certainly stay at this hotel again when we return to Edinburgh to explore further.

The Hotel is situated very conveniently for the Festival and Fringe - our reason for staying. The staff were, overall, helpful, pleasant and positive. The accessible room we booked was of good size and had a good quality wet room (though the sink is inconvenient for a wheelchair-bound user.) Notwithstanding this, considering the price of the rooms, there were some disappointing features of our visit. A problem with our sink was not resolved; the bottled water was not replaced in our room; we had to queue for breakfast every morning (though the breakfast was very good); the guest "lounge" is the inadequate (in capacity terms) restaurant; the late bar advertised is simply a night porter service after 11pm(!) - 6/10

this is a brilliant hotel within 10 minutes walk from edinburgh train station. the rooms are nice and clean, they have glass doors to the bathroom but other than that excellent. location is good, rooms modern and tidy, good price. would use next time

Actually, it's about 15 minutes walk from hotel to royal mile. It would take longer if you are carrying your luggage. Please remember, the hotel is "Hill"place!! The size of the room I stayed (level 2)was not as expected from the comments others left, but it was still enough for a double room. The size of bathroom was quite nice. Generally speaking, the room was modern and comfy. There was only one small bottle of water in room everyday, although it's a double room. I did ask the housekeeper for two bottles because of the tab water was too turbid to drink. Moreover, I did ask the reception for a bottle of water on Thursday evening as well, but the lady told me that I have to buy from the bar or restaurant!!! Fortunately, there were some shops and supermarkets around the corner, so it was not a big deal. Apart from these, the stay was nice.

The hotel was ok;For the price the breakfast could have been included. As the latter costs a whooping £10/person, we went to small cafés around and got lovely breakfast for £7 for 2.
